maybe you could have the furnace/water heater moved a little to the left or right in order to extend the wall (next to the stairs) across to divide up the area.

A couple of suggestions. A suspended ceiling will go along way in keeping your cave sounds from becoming whole house sounds. Subs, multiple drivers in huge boxes can be easily used in a ceiling like yours. Build the boxes about 2" narrower than the space between the floor beams and use isolation bushings, like the ones used on car exhaust, to suspend the boxes to again keep the vibrations of the box from spreading to the entire house. You could use 6 - 12 less expensive subs and a 240 watt plate amp to obtain F-3 below 20 and easily exceed 120db for much less than a pair of RSS390's and a 1kw amp. I would also recommend using 1 1/4 or larger conduit to run your radio / tv signal cables in that way as tech changes you can easily add or replace cables.

With those concrete walls you're going to need a LOT of bass absorption, and probably an equalizer on top of that to notch out room modes. The non-rectagular shape of the room is going to make it practically impossible to predict where and at what frequencies the modes will land, so you should be prepared to measure them before putting in the acoustic treatments.

The walls will be framed and Roxul stuffed everywhere (that includes in the ceiling), the more soundproof I can make the basement the the more I can crank the tunes when I sit down to listen - after everyone has gone to bed.

I have a mic/preamp and have used REW to setup my current sub. Aside from hanging sound absorptive panels on walls I really don't know anything about it or what to apply and where. I've got some reading to do for sure.

My Virgina home was like that. The heat gois in the senter for a hub and spoke configuration. Keeps one end of the house for freezing. I say , cant they move it over 10 feet under the stairs and free up all that floor space?

Why do they always have to put the furnace and the hot water heater in the center like that?.......It just kills a room......

Placement of the HVAC system is directly related to the plumbing in the house. They use the plumbing runs for the return air duct. Notice how they are always near the hot water heater and vent stack.

When finishing that space, be very carefull not to cut too many large vents into main trunks as it will directly effect the efficincy of the system. Every additional vent you add will rob cfm, take too much cfm and other parts of the house will suffer, drafty in winter and hard to cool in summer.
